Consumers and developers attitude and behavior towards low carbon buildings in Delhi NCR

Abstract:

India's economy is heavily reliant on the building and real estate sectors. It is essential to many facets of the nation's economy, society, and infrastructure development. The construction and real estate sectors respond to the rising demand for housing and urban infrastructure as a result of rapid urbanisation and a growing population. The real estate sector in Delhi NCR holds a paramount position as one of the key drivers of the state's economy, simultaneously exerting a significant influence on emissions within the region.

The construction sector, while being an instrumental driver of economic progress and infrastructure development, cannot escape the bitter reality of its substantial role in contributing to greenhouse gas emissions and consuming a substantial quantity of non-renewable energy. Environmental issues have gotten worse in the building sector over the past few years and it needs to be addressed.

Given the environmental consequences of the building and real estate industries, there is a growing emphasis in India on adopting eco-conscious practises and supporting green architectural endeavours. This calls for the use of energy-efficient technology, the exploitation of renewable energy sources, the use of sustainable building materials, and the design of structures with deliberately reduced carbon footprints. This calls for the transition to low carbon structures. The global construction sector is experiencing a far-reaching transition to low-carbon infrastructure, but the market for low-carbon building is in its infancy, and its success is dependent on three factors: government, customer, and developer. As a result, the purpose of this study is to assess the level of awareness and preference, as well as to examine the factors influencing consumer’s and developer’s attitudes and behaviours toward low-carbon buildings. The study aims to answer “What influences consumer’s and developer’s attitudes and behaviour toward low-carbon buildings”.

The study employed a comprehensive methodology, comprising a questionnaire survey administered to customers and key informant interviews conducted with developers. The collected data was subsequently analysed utilizing a logistic regression model, ensuring a rigorous and systematic approach to derive meaningful insights.

The findings uncovered the variables like higher levels of education, larger house areas, increased awareness about LCB, positive attitudes towards the environment, greater environmental knowledge, heightened environmental consciousness, subjective norm, and green purchase intention contributing to consumers' positive inclination to invest in LCB ,whereas, factors like increase in overall expenditure and the associated costs of LCB have that negatively influenced consumers' willingness to pay for renovating or buying LCB. Moreover, developers demonstrated awareness of these buildings but lacked knowledge about certain certifications and incentives. Thus, this research will ease the burden by bringing to the attention of the relevant authorities towards the need to promote awareness regarding sustainable alternatives to conventional constructions and will encourage emerging nations to adopt environmentally friendly and economically viable sustainable business practises.
